Not for exterior work — we need gate or side-yard access and a hose bib, and we text when we arrive and when we finish. For interior cleaning someone does need to let us in. Many clients leave a gate code and go about their day.

Removing and replacing your screens to reach the glass is part of every exterior clean. Actually washing the screens is a separate add-on, because most homes don't need it — screens only build up enough dirt to matter every so often. If yours are looking dim, add it on and we'll handle it.

Usually, but it depends on how long they've been there. Those spots are mineral deposits from hard water and a normal wash won't move them — we take them off with a chemical scrub and light abrasives. If the deposits have been sitting on the glass too long, they've likely etched into it, and that's damage in the glass itself rather than something that can be cleaned off.

Light rain doesn't hurt a pure-water clean; the glass dries spot-free either way. If a storm is forecast for your slot we'll text you the day before and move you to the next open day. If rain dirties the windows within 48 hours of a clean, we come back and redo them.

A single-story home with 20–40 panes takes about 1–2 hours for the exterior. Two-story homes run 2–4 hours, and adding interior, screens and tracks adds an hour or two. We give you a time window when we confirm the appointment.

We use water-fed poles whenever we can. They reach three stories from the ground, which means no ladders on your barrel tile or in your planting beds. When a window can't be reached from the ground, we'll use a ladder to get it done properly.

Every pane on the side you booked (exterior, interior or both), the frames, sills and a wipe of the tracks. Screens are removed and replaced. Before we leave we walk the house with you and re-do anything that isn't right.
